Luminoso e spazioso trilocale nel quartiere Monteverde Nuovo, fuori le mura della città ed appena fuori dal centro di Roma.
L'appartamento di circa 90mq è posto al terzo piano con ascensore ed è composto da un soggiorno con balcone, due camere da letto, una cucina e un bagno. Via Raffaele Balestra si trova nel quartiere Monteverde Nuovo, area ovest della città, sul lato destro del Tevere, a ovest del centro storico. A pochi passi si trova Piazza San Giovanni di Dio, dove passa la linea 8 che porta a Piazza Venezia attraversando il Tevere giungendo fino al cuore di Roma, a due passi dal Campidoglio. Il quartiere è ricco di testimonianze storiche come la Villa Santucci Maraini, edificio in stile liberty di inizio Ottocento, che si trova su via Bernardino Ramazzini, o il Villino Cirino, su via Ugo Bassi, un edificio in stile barocchetto del XX secolo (1920). Le architetture religiose sono tante: Basilica di San Pancrazio, su piazza San Pancrazio, la Cappella di Santa Maria della Consolazione, su piazza Ottavilla, la Chiesa di Santa Maria Madre della Provvidenza, su via Donna Olimpia. Il quartiere è inoltre ricco di spazi naturali: Parco di Villa Doria Pamphilj, villa del XVII secolo, Casino del Bel Respiro, edificio del XVII secolo, Arco dei Quattro Venti, risalente al XIX secolo, Parco di Villa Baldini, una villa settecentesca e Villa Flora, risalente al XIX secolo.
A solo 30 minuti a piedi è situata la splendida Passeggiata del Gianicolo, costituita da due grandi viali alberati da platani, da dove si può godere di uno dei panorami più suggestivi del centro storico di Roma. Dal 1904, sotto il Belvedere del Gianicolo, alle ore 12 in punto tre soldati ogni giorno caricano un obice a salve e sparano un colpo. La tradizione del colpo di cannone risale a Pio IX che, per evitare confusioni di orario, istituì nel 1846 questo servizio.
Questo quartiere è un’area residenziale e di uffici, ma non mancano negozi in cui fare la spesa e servizi essenziali alla vita quotidiana.
La sera Monteverde Nuovo è un luogo rilassato e piacevole dove i bar, ristoranti e locali accolgono calorosamente i clienti, tra cui studenti, lavoratori e turisti.
L'Ospedale San Camillo Forlanini dista 1 km (15 minuti a piedi) da Via Raffaele Balestra.
Entrando, un ampio corridoio conduce al soggiorno, arredato con un divano letto singolo, un angolo TV e un tavolo con sei sedie. Dal soggiorno si accede inoltre al balcone. A destra, un altro corridoio porta alla prima camera da letto, arredata con due letti singoli, due comodini e un armadio; a seguire la seconda camera da letto, la quale dispone di un letto matrimoniale (160cm x 220cm), due comodini, un armadio e una scrivania con sopra una TV.
La cucina è completa di frigorifero, lavatrice, lavastoviglie, piano cottura, forno, posate e stoviglie per sei persone.
Nello stesso ambiente è situato un comodo tavolo con sedie, ideale per fare colazione.
Il bagno dispone di sanitari e vasca con doccia a mano.
L'appartamento è dotato di un impianto di aria condizionata, e dispone di ampio ripostiglio.

Bright and spacious two-bedroom apartment in the Monteverde Nuovo neighbourhood, outside the city walls and just outside the centre of Rome.
This 90sqm apartment is located on the third floor with an elevator and consists of a living room with balcony, two bedrooms, a kitchen and a bathroom. Via Raffaele Balestra is located in Monteverde Nuovo neighbourhood, western part of the city.
Piazza San Giovanni di Dio is just a few steps away from the apartment and where the tram line 8 stops; it takes you to Piazza Venezia crossing the Tiber river and reaching the heart of Rome, a few steps from the Campidoglio.
It is rich in history: you can easily reach Villa Maraini Santucci, an Art Nouveau building of the early nineteenth century located on Via Bernardino Ramazzini, or Villa Cirino on Via Ugo Bassi, baroque style villa of the twentieth century (1920). There are also many churches in the area: San Pancrazio (Piazza San Pancrazio), Chapel of Our Lady of Consolation (Piazza Ottavilla), Church of St. Mary Mother of Providence (Via Donna Olimpia). The neighbourhood is also rich in parks: Park of Villa Doria Pamphili (XVII century villa), Casino del Bel Respiro (XVII century building), the Arc of the Four Winds (nineteenth century), Villa Baldini (XVIII century villa) and Villa Flora (villa of the nineteenth century).
Just a 30-minute walk and there is the wonderful Passeggiata del Gianicolo, The Walk, where you can enjoy one of the most beautiful views of the historical center of Rome. Since 1904, at 12 am every day three soldiers load a howitzer salutes and fired a shot. The tradition of the cannon dates back to Pius IX, who in order to avoid confusing time, instituted this service in 1846.
This neighbourhood is residential and has also several office buildings, but it is also rich in shops where you can do shopping for the house and basic essential services that could be needed for every day use. In the evening, Monteverde Nuovo is a relaxed and pleasant place where the local bars, restaurants and clubs warmly welcome guests like students, professionals, workers and tourists.
The San Camillo Forlanini Hospital is 1 km (15-minute walk) from Via Raffaele Balestra.
Entering the apartment there is a large hallway. To the left of this hallways you will find the livingroom furnished with a single sofa bed, a TV corner and a table with six chairs. From the living room you can access the balcony.
To the right there is another hallway where you will find the first bedroom furnished with two single beds, two bedside tables and a wardrobe; the second bedroom is furnished with a double bed (160cm x 200cm), two bedside tables, a wardrobe and a desk with a television on it.
The kitchen has a refrigerator, washing machine, dishwasher, stove, oven, cutlery and crockery for six people.
If one wishes to have breakfast in the kitchen there is a comfortable table with chairs.
The bathroom has a toilet and a bathtub with a hand shower.
The house offers its guests a large storage room.
The apartment is equipped with an air conditioning system.
