Our house is a mere 7-minute stroll from Princes St and a delightful 20-minute jaunt from Edinburgh Old Town, where iconic landmarks such as Edinburgh Castle, Arthur's Seat, and the Royal Mile await your exploration.

Nestled in the perfect spot, our house features a cozy bedroom adorned with a double bed and bedecked with hotel-quality linens for your utmost comfort.

The living room exudes brightness and modernity, with a dining table positioned near expansive windows that flood the room with natural light. The well-equipped kitchen boasts a microwave, stove, refrigerator, toaster, kettle, and all the essentials for crafting a delicious meal. A comfortable couch faces the TV, accompanied by an additional single sofa bed for added comfort.

The contemporary bathroom is fitted with a shower and bathtub for your relaxation.

Feel free to make use of all the amenities thoughtfully provided in our house. Complimentary wifi, fresh towels, and free toiletries are at your disposal for added convenience.

Other Things to Note:
Please be aware of our late check-in fee—£30 between 10 pm and 12 am, and £50 between 12 am and 7 am. Should you require additional cleaning or linen during your stay, feel free to reach out to us.

Kindly note that a fee of £50 will be charged for each lost set of keys (security keys may incur a higher cost). For security reasons, there may be an additional charge to replace locks, so keep your keys in a secure place.

A strict no-smoking policy is in place on the property. Evidence of breach, such as the smell of smoke, ashes, or cigarette butts, may result in a minimum fee of £300. We reserve the right to cancel your stay (without refund) and may enlist a security team for eviction if sufficient evidence is found. All associated costs will be deducted from your security deposit, and local authorities may be involved if necessary.
