Is your own B&B in Portugal high on your wish list? Then this recently renovated ready-to-move-in bed and breakfast is a unique opportunity. The Dutch Hans and Josephine want to retire. That is why their B&B is for sale. The domain, Quinta da Moenda, is located on the Alvoco river in the green heart of Portugal. There is even its own river beach.
In Roman times, this unique place was the center of grinding and pressing for the area. The presence of the weir in the Alvoco river made the activity possible. A water mill from 1779, granite tanks to collect the olive oil, millstones etc. bear witness to this. There are also remains of a much older, probably Moorish, mill. The house was an olive press (Lagar) until about 1960. Since 2005 it has been an attractive B&B with self catering apartments.

The quinta consists of a house, a detached guest house with 5 apartments and several outbuildings. The house has a living area of approximately 246 m2, consisting of 2 floors (split level). On the ground floor is a spacious living / sitting room, kitchen with stainless steel worktops, a large utility room, a dining room and a toilet. At street level are three bedrooms and a bathroom
Balconies offer river views. Kiwis, grapes and a lemon tree provide shade on the terrace. Here is also the bread oven under a wide awning. Under the house is a large work area with toilet and wine cellar.
The guesthouse consists of 5 apartments spread over two floors. They each have a bedroom, a living room with a kitchenette and a bathroom.
There is a large lounge on the ground floor. The total living area is 348 m2. Outside is a large patio and an outdoor kitchen with BBQ. A sauna and a large saltwater swimming pool (13x7m) with sunbathing areas complete the picture.
The houses are connected to the electricity and water network, but the water is used from the drilled well 96 m deep. Furthermore, two irrigation channels flow over the land, the so-called levadas. There is TV and internet via satellite. Both buildings have central heating. Solar collectors and boilers provide the houses with hot water. As a back-up there is a combi boiler on home heating oil.
In the house (energy label A +), a large wood stove (recuperador) ensures low heating costs. The guesthouse has energy label A-B. The house has a plot of more than 3,000 m2 (ornamental garden). Another part is farmland, bordering the river, including a private beach. The guesthouse has approximately 1,000 m2 of land (including the buildings). Parking spaces are on site.
The Alvoco is known as one of the cleanest rivers in the region. The water is crystal clear. Among other things, trout and otters swim there. The kingfisher can also be spotted there. From the river beach you have a view of a beautiful medieval bridge.
The village of Alvoco das Várzeas is easily accessible from the quinta via a paved road or via a footpath. Here is a restaurant and in summer there is a bar on the river beach. Various walking tours have been set out in the area. Oliveira do Hospital is approximately 12 km away. All important facilities are in this central municipality. A larger city like Coimbra is about 70 km away. The nature reserve Serra da Estrela (in winter with ski slope) is about 30 minutes drive.
Quinta da Moenda is certified as Casa de Campo and registered with Turismo de Portugal. The quinta is sold including the contents of the guest rooms. This allows the operation to continue seamlessly.
