2. All tenants get contracts in English and explained the major necessary steps for the necessary registration at Upravna enota Ljubljana.
3. When the tenant pays a security deposit of one month's rent or EUR 200/per person via bank the contract is valid.
4. Rent is paid to a bank account in advance till the 5th of the month.
5. Security deposit is paid back to the tenant at the end. When enrolling, the tenant is obliged to inspect the apartment, equipment, and all devices - including all electrical and household appliances and air conditioners.
6. The costs include everything – maintenance, heating, electricity, gas, water, and internet.
7. The apartment is fully furnished and equipped with appliances, cutlery, crockery, and cooking utensils.
8. The rent price also includes one set of linen and towels per person.
9. There is a place for bicycles in the cellar.
10. The lessor is not responsible for damage and injuries because of improper use of the apartment and equipment by the lessee(s). When there is a problem, he has to report immediately about the defects and not try to repair it by himself.
