2 . This deal is only organized based on PRIVATE ARRANGEMENT, which is strictly Private and Confidential.
3 . The Purchase shall purchase the said property by way of 100% of transferring company shares, with Lock, Stock and Barrel and with Zero (0) liabilities.
4 . The Vendors selling price of the above said said property shall be MYR $ 48,300.00 per acres in total amounting to Ringgit Malaysia One Billion Four Hundreds Forty Millions and Nine Hundreds and Forty and Nine Thousands and Three Hundreds and Fifty and Six only

2 . Any arrangement or disposal of Achi Jaya Plantation Sdn. Bhd. Is wholly concluded / decided by the Owner of the company and / or principal of Achi Jaya Plantation Sdn. Bhd. and none of the lawyer OR THE PROXY ABLE / CAN DIRECT THE OWNER WHETHER TO ACCEPT, AND / OR , to decline and not entertain any Letter Of Intend ( LOI ) or Deposit
3 . If there is any company / individual who acknowledge they are the Option Holder for Achi Jaya , the acknowledgment and / or claim is NON CREDIBLE and FALSE claim or Introduction
4 . THE OWNER / LAWYER WILL 100% DECLINE AND / OR NOT ENTERTAIN ANY DEMAND and expectation for Disposal Letter or Offer For Sale Letter after being cheated by a third party / agent from Sabah in 2013 .
4.1 . The Sabahan Agent has acknowledge and / or advice they will email and forward the Letter Of Intend ( LOI ) or Deposit which compiled / documented by confirm acquirer and / or buyer with condition and demand that the Owner or Lawyer will forward / hand over the Offer For Sale Letter
4.2 . Since The Owner and / or Lawyer has handed and emailed the demanded or expected Offer For Sale Letter / Disposal Letter , till this date February 2017 , the Sabahan Agent fail to deliver and / or emailed on the promised and advised Letter Of Intend ( LOI ) and Deposit
4.3 . Since then , The Owner or Lawyer has advised / affirmed , any expectation of Disposal Letter and / or Offer For Sale Letter without any Letter Of Intend ( LOI ) and Deposit Categorized or classified by them as NON CREDIBLE / NON GENUINE expectation
4.4. Since 2014 , any expectation and / or firmed for Offer For Sale Letter and Disposal Letter Without compiled or emailed Letter Of Intend ( LOI ) / Deposit will be DECLINED by the Owner and / or Lawyer without NEGOTIATION and ADVICE .
4.5 . Hence , any firmed or inquiries on Disposal Letter / Offer For Sale Letter , has to be COMPULSARY and/or MANDATE for the agent and broker , or , acquirer / buyer , and / or , buyers and companys representative or broker to email / forward the demanded Letter Of Intend ( LOI ) to be analyzed and / or considered by the Owner and Lawyer without NEGOTIATION or ADVICE
5 . Any expectation and / or force to enter and field inspection of ACHI JAYA PLANTATION SDN. BHD. , or , meeting / communication with THE OWNER will not be entertained and / or refused if there is no official and documented invitation or approval for THE OWNER / the appointed lawyer and / or legal firm
